My friend told me…

Oh, the words I really don’t like to hear from a buyer or a seller. You know the phrase “My friend told me…” Now, I was talking to a buyer on the phone the other day about a home they were looking at and about what was the best way to finance it in their situation.

I gave them the advice I had for them since they didn’t qualify for a traditional loan, that they really only had a few other choices. Those other choices were lease option, owner financing or just wait. There was one more and that was assume a loan, but that wasn’t an easy one since they didn’t qualify for a loan right now and you still have to get qualified for most assumptions of a mortgage.

Taking real estate advice from friends and family

They told me that they would talk about it and get back to me. The next day they called and said “We talked to our friend and she said lease options and owner financing are illegal” I said “That isn’t true, do you mind me asking where your friend got your information?” They said “She used to be a real estate agent.”

I said “Do you think there might be a reason she “USED” to be an agent? Lease options and owner financing are certainly aren’t illegal in fact they are done every day and do you think if they were illegal you could actually get the contracts at any store that sells contracts? I’m going to give you the number of two real estate attorneys and you make the call and ask them if they are illegal. I promise you are going to find out that you are hiring me for knowledge and I’m great at what I do. I don’t want to offend your friend, but it was mis-information like this that put a lot of agents out of the business the past couple years.”

These buyers have since put an offer in on a property using owner financing and are no longer taking advice from their friend. She later told me it was hard to correct her friend and had to basically tell her friend that she couldn’t trust her advice since she was as wrong on something as simple as owner financing or lease options. I told her there was nothing simple about owner financing or lease options, but there was a reason so many people left the business in the past few years.

Having to replace a fuse every time the doorbell rings is not a selling point

The cost of 2 fuses is only $2.99, but when you have to replace the fuse every time someone comes to show the home and they ring the door bell to make sure no one is home, then it can get real expensive real quick.

Thought the price of the home is great, when they walk in and see that there is no power in the main rooms, then they tend to know something is wrong. No inspector needed to tell me there isn’t enough power to run everything in the house when the fuse is blown when you walk in.

Often I’ll get a call saying there is no power in the living room and kitchen, they were going to check the circuits to see if it got flipped to find out there is no circuit, just a fuse box and a black burnt out fuse. That can quickly end the chances of that buyer buying that home or if they like the rest of the home, you are going to get a real low ball offer from them.

This happened to me recently and the sellers ended up having to take a real hit on the price of this property because they weren’t willing to get the electrical fixed. The cost to get the electrically updated… About $5,000, the hit they took on the price because they just didn’t want to deal with it was $12,000. Was it worth it? Nope, but they just didn’t want to deal with it.

You may have had the highest and best offer on a Beaverton home, but Google could cost you the home

Google SearchYou may have had the highest and best offer on a Beaverton home, but Google could cost you the home. Well, it happened this last week to another buyer that called me today. They put an offer in on a home and they said their offer was the highest and best. You know the story, above asking price, conventional loan with 30% down. But, that wasn’t enough thanks to the power of Google.

You see when this buyer was assured by his agent he had the highest and best and then 2 days later he got a rejection, he had to find out why and went over to the seller’s home. (I wouldn’t suggest this for the record) He asked the seller how he could turn down their offer since it was clearly the highest and best according to the listing agent.

Well, the seller told them and what that buyer heard wasn’t what they expected. You see the seller’s had used Google to search the buyers name and their agent’s name. Nothing came up under the buyer’s name except where they worked, but when the seller searched for the selling agents name… Well, stuff did come up and what they found was enough for them to accept another offer.

The agent they had hired had a reputation on line as being difficult to deal with and though buyer’s said they felt they got a deal when they finally found their home, they weren’t sure they liked his tactics and well, the feeling from seller’s was even far less favorable. Seller’s felt this agent was far less than ethical when it came to getting deals and homes sold and that was enough to get the sellers of this home to accept another less than highest and best.

So, maybe you should search out your agent on Google and see what buyers and sellers are saying about them, because if you don’t it could cost you even if you may have had the highest and best offer on a Beaverton home, but Google could cost you the home.

What you didn't do could hurt you when buying a home in Beaverton, Oregon

I love it when a buyer calls me and says "I found a home on your site and I want to put in an offer today!" Then I ask the questions that need to be ask to qualify a buyer and more often than not, when I get this call the buyer hasn't even called a lender. But, if they have, they usually only have a "Pre-Qualified" letter rather than the stronger "Pre-Approval" letter.

Get a pre-approval today before you look for a home

Now, when I get these calls it is usually because a buyer is wanting save money and get a great deal. They are usually looking at foreclosures (bank owned) properties that give them the most home for the money. When buying any home, the seller is looking for the strongest buyer and one way to make sure you are the best and strongest buyer with the best negotiating ability, you need to have all your ducks in a row. The best way to do that is have a strong "Pre-Approval" letter from a great preferred lender which any great agent should be able to give you a list of. (These are lenders that the agent has worked with before and know that when they promise something they will deliver and also close on time)

What is the difference? when you get Pre-Qualified you are usually just filling out some basic information on a website or telling a mortgage banker/broker on the phone what you make per year and what your debts are and then the lender says "Based on that, we can give you a loan for $_________" But, a Pre-Approval means they are actually pulling your credit, looking at your taxes, bank stayments and even your paystubs and gives you an actual number that that you qualify for and even good faith estimate of the interest rate you would be paying. Now surprises later that you can't afford a home in a certain price range or can't even get a loan. How upsetting would it be to you if you found your dream home and your lender came back and said "Sorry, we didn't know about this and we can no longer give you a loan.

If you were a seller looking at two, three or even ten offers (which often happens with Beaverton foreclosures) what offers would you look at? The one with no letter, the one with the pre-qualification or the pre-approval letter from their lender? I know when I get multi-offers on my listings I instruct my sellers to really only look at those buyers with pre-approval letters, because you know then all you have to worry about is the inspection and appraisal and those are both things a seller can negotiate. (You can't negotiate with a buyer that can't get a loan)

Now that you are "Pre-Approved" don't make the next mistake that could hurt you when buying a home. That mistake that is also often made by buyers is when they have been pre-approved and are ready to go and find the home of their dreams they say those famous words "Let us sleep on it". These few words have lost more great homes for buyers than I think any other single phrase in real estate. 

If you find the home you love, don't hesitate, don't sleep on it, don't ask to see other homes, don't delay or your home will be someone elses, especially in this market where savvy buyers are snapping up the deals in hours rather than months. There are lots of homes that are on the market for months, but they aren't the deals, they are full priced homes on the market and if you look what they listed for and what they finally sold for, there is usually a huge discrepancy. But, if you look at the ones that are priced right, they are sale pending usually 1-2 days.
