Location, Location, Location. You've heard it before. That is the key to success of selling your home for top dollar. So let's move your home!

OK - You can't do that? So why does everyone keep telling you it is location, location, location that sells a home? I wish I knew! I tell my sellers that the key to selling their home is appeal, appeal, appeal.

Take a look at your home from your car. Drive up; pretend you are looking at your home from the real estate signs perspective. This is where your buyers are going to first see your home. I have had buyers in the car, we pull up to a house and they say lets leave. They don't care about the neighborhood; they don't care if the inside of the home is their dream home. The curb appeal was so bad; they didn't even want to see the inside of the home.

Fix up the out side of the home first. Most people remodel bathrooms and kitchens first. Hey, if you can't get them in the house, what good is it going to do to repair the kitchen and bathrooms? Look at the gutters, are they hanging or dirty? Paint them, re-nail them up, and re-connect gutters to spouts.

Now paint the house and the front door. This is what the buyers see first when they walk up. The front door is key (No pun intended) to buyers looking at your home. This is the place they spend the longest amount of time at your home. Think about it, their Realtor is getting the key out of the lockbox with the buyers standing behind them for 30-60 seconds. They look around and they notice every little problem within 10 feet of that front door, including the front door. If the front door needs just a paint job, DO IT! But, if the door has little dents or dings just replace it. For $200 you have really increased the first impression.
