Kicking Back or Kickback, I know the ethical choice, but do you?

photo courtesy of sinanacarIn the past I have been approached with many partnership ideas, but I know what it is that makes a true partnership. I give something and you give something in return that makes it beneficial to us both.

That is how I approach real estate and my clients. I offer them hard work, dedication and ethics and they offer me a commission, referrals and in a lot of cases, their friendship. But, sometimes in real estate the difference between partnership and business kick backs are not that far apart.

Let's look at one example of some of the things I do in business. I have many mortgage brokers print my flyers. In return they get to write an article or advertise on my website or on the back of my listing flyers. Now, if they get a call, they can keep that business and I don't expect anything in return. But, what if that client was to call me and I then suggested they use that mortgage broker and that broker then paid me 10% of what they earned. That is where it crosses the line. I gave them the referral in exchange for cash. (Kickback.)

My most recent example of this was I was approached by a landscaper that said if I got a person to landscape their yard to help them sell their home that he would pay me 25% of what ever he earned off that job. Hmmm, sounds nice, but it is a kickback and completely unethical. Now, can I recommend someone landscape? YES! Can I get paid for that recommendation? NO!

I, personally, would rather sit back and enjoy the money I make from earning my clients trust rather than making money off back end deals from my listings or buyers.

I suggest you ask what your agent is getting out of it, if they refer someone to you. Most of the time, it is nothing, but there are those times they are referring that person out of greed and to get their hands in your pockets even deeper.
