Should you test your agent? In my humble opinion…YES!

photo courtesy of topshelfOver the last couple months, I have been finding it harder and harder to get a hold of agents when I have a question about one of their listings. I have gotten many buyers because they called or e-mailed them their listing agent and they never got back to them.

Where does this leave you, the home seller? Well, it leaves you with a home that isn't selling because buyer's questions aren't being answered. Here are a couple things you can do to see if your agent is losing buyers because of the lack of response time.

Have a friend call them at an odd hour and see how long it takes them to get back to that buyer.

Have another friend send an e-mail with a question about the terms on the property, see if the e-mail ever gets answered.

If your friends get no response from your agent, then I suggest you talk to your agent about it. Because if they aren't going to answer leads, then how are they supposed to sell your home? The answer is they aren't! When I call a listing agent about a question on a home, and they don't get back to me, my buyer and I are moving on to the next property and you lose out.
