Hey Mr. & Mrs. Seller if you want your home sold, you may want to take my advice

If you are a seller, you hired your agent because of their expertise. I am one that is proud of my ability to sell homes. But, when you want me to do something that is counter productive to the sale of your home, I will tell you flat out, “I WON’T DO IT”

Two weeks ago today, I got a call from a seller who said she wanted me present at all the showings of her rental property. I told her that I wasn’t going to do that because as an agent that also shows buyers, if a listing agent is requesting to be at the property I will cancel the listing and say “NEXT”

Here is the reason I do this and I won’t put other agents in that position either.

If I have a buyer, we go into a house, and they are looking around, and we have someone listening in, my buyers are going to feel uncomfortable and may not say what they really feel about the house and I may not be able to give them constructive feedback to their opinions of the house.

Also, if they start to talk financials, that agent can now tell their sellers everything that was heard at the showing, leaving the buyer nonegotiating power when it comes to putting an offer in.

Imagine you are about to go to court for a crime and you are talking to your lawyer, would you go in to the opposing lawyers office and talk to your lawyer with that lawyer sitting in the corner listening? I certainly wouldn’t!

Buyer’s agents have so much information available to them and if they need a question answered, I promise they will call. Let the buyer’s agent do their job and sell your home. If I bring a buyer in or meet a buyer at an open house, I promise I will do everything I can to get your home sold. However, I’m not going to step on someone’s client privileges to get your home sold, because in reality that would just be hindering the sale.

Despite me telling my seller this two weeks ago, she insisted I changed the listing to "listing agent needs to be present for all showings". I had to call her today to tell her that we went from 14 showings in the first week, to ZERO showings forthe past two weeks. Today the listing got changed back to just call and show. Hopefully wecan get things back on track with showings.
