I got tired of being beat on the Wii bowling, so I decided to show my kids that I can still take them at the bowling alley.

Virtual bowling is nothing like real bowling! A two ounce controller will never feel or turn the same as a sixteen pound bowling ball. Now, I have to say, my kids have gotten pretty good at the Wii bowling and I don’t like losing, so it was time to show them that daddy had some mad skill on the real hardwood lanes!

We took everyone to Sunset lanes, mainly because I knew they had mechanical bumpers to make sure the kids didn’t end up with a gutter ball. (They drop down when a certain persons name appears on the score board.)

Well, I have to say, family bowling is fun and I just proved to my kids if they want to beat daddy in real life they better start practicing now, because I have my own ball and shoes and I used to play a lot in college!

If you are interested in having a fun night of bowling, I suggest you check out Sunset Lanes as they are a very clean and fun bowling alley. (I’m not a big fan of their pizza, but the atmosphere is wonderful and very family oriented.)

Beaverton Oregon Real Estate and more: Down sizing from a house to a condo as a way to save money... May not be the best choice!



buying your dream home I got a call from a seller on Saturday wanting to sell their home and move in to a condo to save money.
They found the perfect condo and were ready for me to come over and list their home and put an offer on this condo. (This was a cold call, I had never meet them until that day.)

So, I went over to their property and they were ready, they had done their homework and this was the plan and they were sticking to it. You see they had a home that was worth about $225,000 and they owed only about $110,000. (Perfect so far) They had planned for commissions, they had planned for taxes and the condo they wanted to buy was only $75,000, so they would have nothing left, but they wouldn’t have a mortgage payment.

I pulled the comps on the property they were looking at, called a friend who lived in the condos and asked about the HOA and that is when I got hit with the news that I was going to have to share with this couple, that I’m sure they didn’t calculate in to their purchase. (THE HOA AND THE SPECIAL ASSESMENT)

I sat down with them and asked them all the important questions, like “Why are you moving?” Their house was the same square footage as the condo, the payments were only about $800 a month with taxes and insurance. So, why would you want to move in to this condo? So, their answer was good up front, but the news that I gave them stopped that sale right quick.

They wanted to move because they would no longer have yard work and very little payment because the taxes were so much lower and they were buying for cash. What they didn’t calculate was for the HOA and the special assessment that was coming up in December and that is why it was priced so low. The present owner couldn’t afford the special assessment and was being forced to sell.

You see, come this December, the HOA is doing a special assessment of $15,000 and the HOA will be $650 a month for the next 2 years! Their payments on something they owned outright were going to be close to the $800 they were paying now and the only benefit they would have had was the yard work was being done for them.

Don’t get me wrong, condo living can be great, I’ve owned one for a couple years now while my primary residence is being remodeled. But, you need to be careful and make sure you read the HOA minutes and know how much the dues are before you put an offer in on one.

Beaverton, Oregon Parks: Camille Park (finally a great park for kids in Beaverton!)


Over the past two years, you have seen me write many posts on parks in Beaverton, Oregon, and finally I have found Camille Park, a great park for kids! Why do I say this? It isn’t the play structures. There are other Beaverton parks with far better play structures. It isn’t the sports facilities. There are other Beaverton parks with far better sport facilities.


This park has pretty much everything those other parks have. It has tennis courts, basketball hoops, a baseball field (if you go to the school next door), playground equipment, wildlife, a creek, and walking paths. But the one thing this park has that none of the others haven’t, besides the one at the Tualatin Hills Parks and Recreation department park itself, is a BATHROOM!

I know it sounds sad that a bathroom can make a park so good, but if you have kids, you know how important a bathroom can be and having it close is even better! We ended up spending far more time here because it was in the shade and the fact that when the kids had to go to the bathroom, we didn’t have to leave. I applaud Beaverton for finally putting a bathroom at one of its parks. Why can’t they do this for all their parks and make all the Beaverton parks more family friendly?

Here is a map to Camille Park, just click on the map to get driving directions directly from your house, because if you have kids and want to get out of the house, this is the park that will do it and for a lot longer time than the other Beaverton parks!

Sales have been off since last year with the pending sales in Beaverton, Oregon were down 7% from 2008 for the month of August when the last stats came out. The good news is that the average sales price was down only 8.6% from the same time last year, but this was a 1% drop since July We are starting to see a few more foreclosures hit the market, but things still seem to be picking up just a little.

Beaverton Oregon real estate home sales are up on average, only by a little, but neighborhoods like Sorrento Ridge are the reason for the rise in sales. The Sorrento Ridge neighborhood of Beaverton, Oregon goes east from Murray to Hall Blvd and then South from Hart Road to Brockman/Greenway Road. Hyland Forest park is the only park in the neighborhood.

The Murrayhill neighborhood of Beaverton, Oregon goes East, starting at 175th to Murray Blvd, then South from Weir Rd to Scholls Ferry Rd.
