Increasing your profit when investingWhen investing in Beaverton, Oregon, one of the biggest mistakes I see is the investors don’t know the real estate market or the numbers before they try to purchase a property. One of the problems with most investors is the same problem that most entrepreneurs have, we don’t take advice well. We all want to just do it, and because we know what is best for us, so we hire people to help us, yet we don’t hear their advice until after it is too late.

One of the things I tell investors is, I can give you the numbers, but I know you won’t listen. I want to make sure you don’t lose your shirt on your current investments or the ones you plan to purchase. So, what I do for my investor clients investing in the Beaverton, Oregon, real estate market is give them a tool to check the numbers on any investment home they plan to purchase. They can do all the research themselves prior to ever calling me. This lets them continue to be the expert and you never have to admit you are wrong. (Something I will admit I hate doing myself.)

So, be confident in your choice of properties every time and plug in the address of the home you are planning to invest in and check the numbers before you buy, this will tell you if the price you are going to pay is a good price, how much the rents are in the area, and show you your monthly and yearly cash flow from the property. There are great deals out there, but you want to be the one in power when you make an offer.

Numbers don't lie unless they are fraudulant.  I love investors who can read an income-expense statement and say  " These Numbers don't work at this price". 

 We had a seller withdraw a listing recently because they believe their property is worth way more than the price they set which was already too high!

Todd, I think most investors want to be savvy and not appear they don't actually know what they are doing. Provide them the information and they will listen, it is just that they maybe to proud to admit they are wrong sometimes.

Todd .. I was trying to find Erealestateanalyzer software and was pointed to your site and blog. I clicked your analyzer button, which kicked me over to Point 2 Homes but not to the analyzer.  Do you still use that and link to your analyzer buttom?  Where is that?  Thanks.
