Selling your home quickly and for top dollar don't always have to mean sacrifice! (Part 2 of 4)

Together we can get your home soldIn Part one of "Selling your home quickly and for top dollar don't always have to mean sacrifice!", I talked about pictures and how they can help sell a home. In order to do that you need to visualize your move and de-clutter your home.

In part two we are going to talk about how to enjoy your home while trying to sell it. One thing that can help sell a home is to cause an emotional reaction in your buyers. One way to do that is make them feel at home when they come into it. Have you ever walked in to a home and smelled fresh baked cookies or brownies? How did it make you feel?

The emotional reaction that is being caused is one that makes them feel like they are in a home rather than a house. In order for someone to buy a home, they need to feel like it is a home when they view it. There are 5 senses and
the more senses they are using, the better the chance they are going to buy it.

Now, this doesn't have to mean a huge sacrifice on your part, you don't need to make fresh homemade cookies every time you have a showing, but rather just bake a few cookies each time. The smell of 3 cookies being baked is exactly the same as 5 dozen cookies. One of the best ways to do this is to take a small cookie sheet, buy some refrigerated cookie dough pack from Nestles (or the like) and cut a few off every time someone calls for a showing. It will take less than 5 minutes prep time and it will make your house smell wonderful. (And when you get back from leaving for the showing, you have some nice warm cookies to eat - In my book that isn't a sacrifice.)

Even the driest engineer will use facts to justify the decision he makes on an emotional basis.  Appealing to the senses and emotions can make all the differences.  Great post.

Well, you clever boy! What a good idea. I needed to get the musty smell out of one of my listings, a closed-up cabin, last week when customers were coming and I quickly boiled some water with cinnamon.
