Not a short sale (How to compete)How do you compete when you have a house for sale that isn’t a short sale? Well the first thing I suggest is to stage it and make it show ready. Most homes that are short sales are not in the best of condition, if they don’t have the money to pay the mortgage, I promise they don’t have the money to keep the home up to 100% salable condition.

So, my advice to you, if you in a neighborhood that has a lot of short sales and you have to sell, then make sure your home shows better. Because the buyers look at the surface and immediately thinks, “ if this is what it looks like on the surface, can you imagine what other problems it may have?”

Staging a home makes a huge difference. It seems like everywhere we do look we see short sales; the good news in my market is that I see less of them each day.

You hit the nail on the head with this post.  All of the homes I have sold recently have been in FABULOUS condition, but not short sales.  My buyers got amazing homes in wonderful condition at very low price points.  Very few really want to take on the unknown project!

Back to basics...showing better than the rest is the right thing to do in any market. I am always surprised why some people don't take this more seriously.

It is all in the presentation!  When I cook dinner, I throw a steak on the plate, serve it and nobody likes it.  When my wife cooks dinner there are all kinds of side dishes and garnishes and napkins and table cloth's etc. and everybody loves it...even though mine tastes better!

Staging is a great idea Todd. That certainly will set the differnce against most Short Sales in the neighborhood.

Staging will always help when you are competing with short sales.    It's hard to find a home that isn't close to a foreclosure or short sale these days.

Hi Todd... BRILLIANT advice.  Trying to optimize their showability is the biggest challenge with my short sale listings.  The sellers never have the money to do the little things that would make a huge difference.  Non-short sale sellers can capitalize on that opportunity.

One recommendation I would add, is watch the pending short sales for similar homes in the area.  When it's about 5 or 6 months into it.  Contact the buyers agent and see if they really want to buy a home, or just wait.

Sellers need to realize in this market that if you aren't a short sale you need to set yourself apart from them if you want to walk away with any equity and to get even close to what your home is really worth.
