Julie Sandlin - First American TitleOne of the differences in my team is who I choose to use for my escrow officer and my escrow officer of choice is Julie Sandlin at the Tigard office of First American Title. Why do I choose Julie? Because I know there are a lot of little things that can happen in a transaction before it closes and I know I can count on her to make sure they get done and done right.

One example of this was I had a recent short sale transaction, and without my knowledge, the seller’s bank was creating a problem by not getting her the HUD. Between her and her assistant, they managed to get the HUD back with only 15 minutes before the deadline from the buyer’s bank, or else we would have had to start all over with a new HUD and a possible a dead deal because the buyer was about to lose the lock on their loan.

Another example we had on another short sale was about two weeks before close when we pulled the new prelim title report. The seller’s ex-girlfriend showed up as a one liner on the title as a co-owner. Of course I thought this was a dead deal, but she was able to advise us that if the seller could get his ex-girlfriend off the title within a week, we could just pull a new prelim and we wouldn’t have a problem.

I called the seller, he gave me the ex-girlfriend’s name and advised her of what was happening. She went to her lawyer and got the paperwork submitted to get her name off the title. Julie then pulled the new title report and we were able to close without a problem. The seller never panicked because together we came up with a solution that just seemed like a normal everyday situation.

It is things like this that buyers and sellers never hear about and they don’t need to. But, without her and her assistants on my team, there would be a lot more stress in my life and business, but she makes it seem effortless which makes me look better. I certainly try to send all my clients to her, knowing that she will do the best job for them and in the quickest amount of time.

Todd, 

It is critical to have wonderful "problem solvers" on any team.  Julie sounds like a keeper.  We use a wonderful law office here for just the same reason.  The two girls that handle paperwork routinely clear up old title problems from lack of filed paperwork and junk that should already have been taken care of.  Their eye for detail and completely taking care of everything makes me go there first!

Todd ---- we don't have escrow agents in SC -- we are still dealing with attorneys to close our deals, but it is the same -- you have to have an attorney who is going to help you get the deal closed. Nice post.

Todd I always use the same title company when I am in control.  My last deal really sucked because the other agent wanted to use her closing company and it took forever.  What a drag.

Wow...you nailed it! I really like the escrow officers I use...whether it be Anne Chatfield with Placer Title or Nikki Davis from Stewart Title!  They have saved more than one deal by being on top of things and pestering other enitities when needed.  They are truly our unsung heroes of our industry!

More times than not issues are corrected behind the scenes that the buyer and seller never have to worry about with a good team handling the transaction.  Good job.
