Can your agent do this?

One of the things I’m asked a lot at listing appointments is“How much marketing do you do?” Oh, how I love this question! Dear Mr. and Mrs.Seller, let me do more than tell you, let me show you! Showing is so much better than hearing someone talk about themselves.

In the past 4 years since I originally started blogging, I have posted more than 3500 blog posts! Some 5000 posts to Craigslist, 150 posts to Postlets and VFlyer which send them out to over 30 other advertising sites.

Ask your Realtor to show you!

On and an average day I get some 400-500 visitors to my blog and website. Can the other agents that you are interviewing bring up their laptop and show you their numbers? I’m certainly not afraid to! Social Media has become a way of advertising your home to the masses and the number of visitors to one’s website and blog give you an idea of how many people are possibly looking at your home on a daily basis.

So, ask yourself, when you ask that other agent how much advertising do they do,do they skirt the question or can they actually show you a live number today! Ask and the answer you get may surprise you!

Averaging only 25 postings per week for the past 4 years comes to a total of about 5200 postings to Craigslist. Everyone of those postings gets me at least one lead. (Not always good leads, but gets visitors to my website) At one point I was getting 3000 unique visitors a month to my website.

Hi Todd! First off I must say that I love your logo with the home plate -as a former Oregon Duck softball player I have had many thoughts over the years on how I could incorporate "softball" into my branding as that is what people in my area know me for. Softball & Real Estate!

My question stems from your comment above. What is your primary way you draw so much traffic from your craigslist posts to your site and generate leads. Do you just have hyperlinks that they are clicking on and arriving onto your site? Do you have a built-in contact form on your posts? I would love any great suggestions/tips.

Many agents in my area don't believe that Craigslist can be a powerful tool but I have paid little attention to them as I have had successful sales stemming from posting. However, I do believe there is a way to further optimize and increase my production so therefore I am trying to research new ideas!

Very impressive! But, marking is only part of real estate.

Marketing only gets you in the door, at some point you have to be able to preform!

I have a video presentation, that runs for about 2 minutes, which allows the sellers to see how I'll be marketing their home, and for me to sit back and watch the look of awe on their faces!

Great statistics, Todd!  I use all that you use and am able to back my stats up as well.  Like Craig, i have a short presentation that I show potential sellers that hits all of the high points.  You rock, Todd!

The key is to give them more than they expect. When they see my add, they know they can download some free information on how to get a better deal, fix their credit or just about the home buying process. They key is to get them to know you are the one with the information, you can find any buyer a home, you just have to find a buyer that is willing to let you do that for them. That is what my sellers get! They know I will get showings for them because I find the buyers and get their information.

WoW again thank you.  How do you track Craigslist? Track Craigslist by posting my Visual Tour and on that alone I am getting about 250 Hits per day on each of my tours.  I would love to figure out how you track it all...
