Selling your first home in Beaverton, Oregon (Know what to ask and it may net you thousands!)

Are you thinking about selling your first home in Beaverton, Oregon? Do you remember what it was like when you bought that home? You had lots of questions, you learned a lot along the way and in the end you found that perfect home for you at that time in your life.

Well, now you are ready to sell that home, and just like when you bought the home, you now have lots of different questions, but they still need to be answered. That is why it is so important to hire a professional that can walk you through the process and help you get the most money in your pocket come closing time.

How much is my home worth?

Unlike when you were buying, where you were trying to negotiate with the seller to get the most home for your dollar, you are now on the other side of the table and want to keep as much of your money as you possibly can. This is where hiring the right agent makes all the difference in the world.

If you hire an agent who is great at marketing and negotiations, then you create a kind of perfect storm when it comes to selling your home. Remember, with marketing, the key is to get as many offers on the home as possible, the more offers the more money. (Simple supply and demand) If someone wants the home bad enough they will pay more for it than someone else.

Marketing is very important for another reason. Most of your mortgage payments go to interest, so if you sell quickly, you can save thousands in interest vs if you end up selling six to nine months later just to try to get a couple thousand more in sales price. In the end if your home sits on the market for more than 90 days, you, the seller, really do lose!

But, you still need an agent that can negotiate for you. Even though a buyer may offer the most up front, there could be things that pop up in the inspection and having an agent that knows what is important, and what isn’t, in the negotiations can mean the difference between you paying for everything to be repaired and giving up thousands or just repairing what is required by the bank.

Todd, you are so right here.  If you want to get the best value when you sell your home, put yourself in the buyers shoes and attempt to see things from their perspective.

Todd - You bring up an excellent point "you can save thousands in interest vs if you end up selling six to nine months later"and so many seller's don't look at this aspect, which a phenomenal agent like yourself will point out and educate them.

Nicely said Todd... especially in these times you truly want the best real estate professional you can find to represent you. No matter what side of that table you are on.
