With it being a buyer’s market in zip code 97006 (Beaverton / Aloha, Oregon) everyone seems to be looking for a deal, when looking to buy a home, even foreclosed homes. One of the biggest mistakes I see from buyers when they are looking for these deals is they see one and decide to wait to see if it will go any lower.

This happens all the time in the foreclosed home market and around the Beaverton / Aloha, Oregon area. Zip coded 97006 at the time of this post has 15 foreclosed homes, but did you know that possibly by tomorrow there could be none for sale because when you have a deal, it doesn’t last.

So, the savvy buyer who knows a deal when they see it doesn’t wait, they put their offer in right away while a lot of buyers decide to wait and see if it could possible go lower. Then when they finally do decide that it is a good enough deal to put an offer in, it is too late.

Now, as your agent, if you are looking at a foreclosed home, I will bring the comps with me and if it isn’t a deal, then I will tell you! Just like any other seller, there are banks out there that try to overprice their listing to see what happens. Those homes will sit and sit and sit and will sell for a fraction of what they could have, but if you are waiting on one of those, you have to make sure you time it right.

What happens in situations like that is, the home will get to the price that it is a deal and still won’t get any offers and then it is a waiting game. A lot of buyers are all watching the same home and for some reason there is a magic number, a magic list price that will take a foreclosed home from zero offers to six all on the same day. (A lot of times this causes a bidding war)

The best thing to do in this situation is put an offer in when it gets to the point it is a good deal and not wait until it is at the point of ridicules, because at that point, often the bidding goes up to the point it is no longer a good deal anymore. This advice is dead on.  Amazing deals = bidding wars!  We've had this a number of times over the past few years and unfortunately, sometimes the buyers need to lose a few to be able to BUY right!

We have a lot of buyers losing out on a home that hey love, while trying to take advantage of the seller. A smart buyer comes along and makes a decent offer and then their angry. Crazy!

That is so true Todd,  Many buyers are waiting for the deal when the deal is already here.  Hope the buyer in the 97006 zip code area will head your advice and buy before someone else does.

Todd, great post and in many cases true...one area it is not is in purchasing Fannie Mae foreclosures in our area...we are having as much trouble getting to the closing table as a short sale...once i close on a current one a post is in order.  Will not have buyers go forward with any more Fannie Mae foreclosures- they are just ridiculous right now...curious on your experience ..thanks
