You have all seen them, the day the notice of default list comes out, and there is someone on the home owner’s door step with a cash offer. Most of the time the owners don’t fall for these peoples lies, but from time to time the owners waste months and months to find out the banks aren’t going to accept or even entertain these offers. (This then leaves the owners with days to find an agent and a new buyer to avoid foreclosure)

But, then there are the times the banks do accept these offers for whatever reason. So, at this point do you call that person who presented that cash offer a vulture or a savvy investor?

We're too far out for that to happen...where in the world, Todd did you get someone with THAT profile to stand still long enough to get a photo??  (I would imagine this one would be shy of cameras....)

Actually your question is a good one! If it is a short sale, most will not accept the offer unless it is officially listed by a real estate agent! Saavy investor if it helps the seller and gets them out from under their burden. Vulture if the homeowner is actually hurt by the transaction.
