You may think you know best, but don’t wait!

I had an investor come into a project I was working on about a month ago and proceeded to tell me that this is wrong and that is wrong and that we were priced way too high. I said, well the amount of sales we are having says different.

He wouldn't give me his information, but did take my card and said he would get back to me. I told him that if he waits, they will be gone. He said at this price, I doubt it and he left. Well, today it had been one month since the day he came in to the open house and he said he had been thinking about it, and he wanted to present an offer.

I had to be the person that gave him the bad news that every unit that he had looked at, that I predicted would be sold, had been. We even have had two closing in that month's time and two are scheduled to close in the next two weeks.

He was mad, but I told him that I gave him every chance to buy. Then he asked me why I didn't call him and tell him offers were coming in. I informed him that when I asked for his information he refused to give it to me and said he would call me.

So if you are a buyer and know something is a good deal, don't try to bluff your way into a better deal, or you just may lose the deal that is front of you at the time.

Todd, Folks are lulled into this malaise that the market is going into the tank and that their dollar can be stretched to find that bargain. I simply do not see that scenario unfolding in my market. Savvy people are acting now.

Even when you get a buyer's info they won't budge until it's too late. I recently worked with a man that lost out on 3 different deals because he was so stubborn.

Oh, is that so true.  I must say though, somewhere waaaay down deep (or maybe not so deep) I always grin inside when these types come back to empty hands and big wide smiles.  I think, as long as we keep our instinct to gloat under wraps, often times we are able to gain a client that realizes the level of honesty we possess, as well as our ability to educate...politely.

 BTW, Todd, thank you for your kind comments on my first blog attempt this evening! I am new at this, but really love the networking opportunities withing this community.  Any help you can be in assisting the Newest Active Rain Rookie, is always appreciated!

Todd - I guess he thought his money would do the talking and you were just another "desperate" agent who was just blowing smoke to get him to buy quickly. Well, it looks like he lost!

We have these "buyers" on a regular basis, mostly- they cal and ask.."What will the prices look like 4-6 months from now?" or I know someone that bought for $XXX,XXX a month ago... Thats the deal I want!"

Others come up with...There are a ton of foreclosures in that community, prices will drop like a brick!

When these folk come back, usually things are to their disadvantage!

Andrew - I think this guy was just trying to get us to budge on the price and bluff his way into getting a better deal and it didn't work!

Alisa - I have his information as of this morning, he just e-mailed me asking if anything else opens up to call him. (I am a little shocked myself)

Bob or Carolin - I think they think we are trying to put them in to a sale no matter what, we have all met agents like that, but I didn't have that motivation and I guess he didn't feel that way.

Jonelle - My job is to educate and hopefully he realizes that now and I've added him to my educational e-mail list now.

Roberta - I think that is what this gentleman has now discovered and hopefully I will become his exclusive agent soon!

Nancy - Sounds like someone needs some education before he loses his shirt!

Dan - I didn't gloat on this one, I actually felt sorry for him losing out. I liked the guy a lot, he just had some mis-information on the neighborhood and its stats.

Marlene - Not so much and I don't know why, because in the past I have had that feeling with others like him.

Joseph - I agree with the media thing 100%, they say that sales are down. Well yes they are, less inventory means less sales, prices here are still going up though! (Media didn't mention that part)

Dionne - If I had answered last night, I would have said he walked, but this morning I had an e-mail from him.

Derrick - I hope so, I guess we will find out on the next one that becomes available.

Linda - I don't blow smoke, makes me cough - lol

Mott - I wish I could give you an exact number for six months from now, I could tell you what I am going to buy then. But, it is all a guess, because what happens if oil prices and interest rates still continue to rise? I have my predictions if things don't change, but I can't control the outside factors.

Todd, I had a buyer who wanted to offer $20,000 below list price on a new $130,000 condo because it's a 'buyer's market'. Sorry, our market is doing well and that one is gone!

Debbie - Even in a buyer's market if a property is priced right, you can't get it for a steal.
