The unwelcomed guest and your rental property

Have you had an unwanted guest in your rental property? If you are a landlord and you haven't experienced one of these guests, count your lucky stars. But, if you have, you know exactly what I'm talking about.

Who are these unwanted guests? They are the ones that don't pay rent, leave a mess or just plain wreck your property leaving you with huge expenses and loss of rental income.

Most of these people aren't doing this for the first time. (I promise) But, the big mistake I find with landlords is their questionnaires they give to tenants before they let them move in and the follow up of the landlord.

One of the questions I always see is, What is the name of your current landlord. (Great question, but why would you want to talk to them? They maybe the person who wants to get rid of these people) If you were having a horrible experience with a tenant and you found out they were planning to move, would you tell their new landlord they were horrible and risk them staying in your place longer or would you lie and get them out as quick as possible? (I know what I would do if they were my tenant)

So, instead, ask for their past 4 landlords and CALL THEM ALL! You will see a pattern and if they have already moved out, these landlords have no reason to lie to you and will probably tell you to run from them or that you will be lucky to have them. (So, take the extra few minutes, make those calls and find that good tenant rather that the quick move-in)
