. Now, I wasn't actively showing them homes, but rather working on their credit with them. You see the problem was that they could get a loan, but the payments would be about $200 more than they wanted to pay.

What was the problem? They had less than stellar credit. Now that they have stellar credit because of some advice I gave 2 years ago and I have been constantly working with them. Now they are making more at work, so they can start looking for a home, and their payments are now $100 less than what they were comfortable with just 2 years ago.

Did they give up on the dream 2 years ago? Yes, but I didn't give up on them and that was the difference. I showed them how to take control of their lives and their credit and now they are in control and much happier for it.

So, if you are a person that wants to buy a home, but you don't like the payments you are being quoted because of your less than stellar credit, give me a call. Kudo's for sticking with them and they with you.  It is a difficult task to work through credit issues with buyers but by education, time and dedication it works out as a win-win for you both!

This is what I love to see, a win-win situation. Even if the buyer doesn't go with you in the end, they will remember how you helped them, and that in turn could lead to a referral. Great article, thanks:)

Good Job Todd. If you had shown them the homes that were available then, now they could be part of the sub prime mess. It is better to help someone improve.

This is the same thing I do with my clients. Often times people don't realized how important their credit score can be and that their are ways for them to improve it.

Fran - These people just need hope and someone to believe in them. Most people they have contacted heard their situation and ran the other way instead of reaching a hand out to help.

Leslie - I'm glad they stick it out also, but knowing I helped someone is a pretty good reward.

Dj - They may never buy you are correct, but I have had referrals from these clients you are correct.

Liz - This business is about the long term, not the quick buck. Those that are in it for the quick buck won't be around very long.

Fred - The best part is now these clients are actually saving even more because of the price drops in homes.

Las Vegas Mortgage - I find a lot of mortgage brokers just throw these leads in the garbage instead of help them and then give them a loan in a year or so.
