We want to see your home, but, no we can’t come back later

This is an open letter to all listing agents and sellers:

This is the letter I think I'm going to send to every agent of a seller that tells me that they want me to come back later. It is very important that sellers understand that when you have a hot buyer, delaying them in anyway will lose the sale. This is why so many automobile salesmen don't want you to leave their lot. They know once you leave you only have about a 2% of ever walking through those doors again, this also applies to looking at a home. Once they leave, the ship has sailed and the sale is lost forever.

Todd - SO true!  If I had a nickel for every time I have heard this from a seller, well....I would have a lot of nickels!  Few things are more irritating than showing up with a ready buyer, only to be turned away.

It makes no sense to turn away a buyer in today's market, especially when they're already standing at your door.

Todd- It's also a great letter for every listing agent to show to their sellers.  It makes the point of why their homes need to be ready to show at all times.

Todd, I couldn't agree with you more. You snooze you lose in this market. Buyers, don't have to put up with difficult Sellers as do I. You get one shot, make it easy on yourself...

Lots of folks want to sell their home but don't want anyone in it. 

We deserve combat duty pay for homes that have to have appointments.  Of course, it's getting easier with so many foreclosures and vacant short sales.  They are on key box and instructions to

Just go and sell.

Todd, I couldn't have said this any better if I wanted to!  If you put your home on the MLS, MAKE IT AVAILABLE TO SHOW!  Oh how I love the 24 hour showing restrictions in this market?

- You would think that would be the logic, but more and more I run in to this as it has been so long since they saw a buyer they just don't keep up on the house work.

Rita - I can't think of a time that I have ever gone back went back to a home that this has happened on.

Paul - EXACTLY! One shot to make a first impression and homes are just like people if they get a bad vibe the first time, they don't go back!

Lenn - I am really starting to love the vacant homes myself, that is when they really are vacant.

Fran - Yes they do, they don't want to feel their time is being wasted either.

Michael - The only time I will show a home that has a 24 hour restriction is if I know it has a renter in it. If it is just Joe Blow homeowner that wants extra time to clean up, than it is off my list!
