They didn’t give up and they called me this time!

I've written several posts about other agent's buyers calling me after the fact about advice and what they should do. In all those cases I did what I could to help these people, knowing that I wasn't going to get paid for that advice. I also knew in the end that most of these people would never want to trust another real estate agent again after losing usually their home and most of their life savings.

Well, I am finally getting paid for all the time I have spent helping other agent's clients. One of those people that called me last year, based on my posts about lease options and owner financing, and had lost their home, told a friend of theirs that there was only one ethical agent they could find and that was me and to give me a call.

So if you get a call from someone else's client, don't say sorry I can't help you and leave them hanging, give them the advice they seek, and in the end you may get paid for your help, like I will be.

UPDATE: From the comments, I can tell I wasn't clear in my post. This transaction was long over when they contacted me. I advised them they should contact a lawyer as I thought they maybe in trouble and being it was a legal question, I couldn't help too much besides giving them the numbers to the lawyer. But, to them that was enough.

I call other agents all the time to get their feedback. I know that eventually I will be able to do something for the people who help me. It is a cycle and sometimes it never seems like it is going to come back around, but it will.

Never be afraid to speak the truth.  I won't actively set out to involve myself in another agents business but when I'm asked and there is an injustice I believe it's my responsibility to be honest and tell the truth.

I don't mind giving advice, when I am able.  If someone is represented though by another agent I don't see how we can give advice.  Please correct me if I'm wrong - but isn't that against our Realtor Code of Ethics? I also worry because most times when we are called about a problem (and there is another agent involved) it ends up being a legal question.  And I'm not an attorney...

Wow,

It is illegal in Georgia to discuss another Broker's business with their client..(I guess you could have a discussion in generalities) ...(and I am not an attorney).  But I can and will tell them to call their Realtor and/or their broker and tell them to make sure they let their Realtor and/or Broker/Manger knows and understand their problem.  I believe being nice shows professionalism in our profession which is what they are seeking when they make this contact.

That's great - I get calls all the time during a transaction - I cannot offer advice to someone elses client during the transaction - they don't understand when I tell them that!

Human nature is that we want to help when we think someone may be in trouble. But I think we should proceed with caution and get all the facts when we get that call.

I just had clients who used to live here move to Pa.  They called me for a week and it was determined that under the current scenario, that it'd be best for them to work with someone local for their construction loan.  They offered to pay me for my work.  I passed obviously.  I just told them to pray for my family...and refer anyone who may have a need for my services.  Leaves me with a smile on my face.

Good job.  I do the same when I receive calls from buyers that are using another agent.  I am honest in my responses regardless if I am going to receive any benefit.  I think it is our duty to treat everyone fairly and be honest.  You just never know if the other agent is not doing the same.

It seems to be a law of the universe that when you give (no strings attached) you get back -- the time frame for this isn't always as fast as we'd like it to be, though!
