Washington County, Oregon home sales week in review by neighborhood (02/27/2009)

Todayis Friday, February 27, 2009and it is time for another breakdown of homes sales in the WashingtonCounty, Oregon market. With the average drop in home pending sales inWashington County since this time last years is 30.95% and now we arestarting to feel the pinch of short sales and foreclosures hitting themarket. It has caused the average home sold price to drop 4.05% sincein the last month. This is an interesting situation, because for thefirst time we are seeing prices start to fall, but I’minterested in seeing the next couple months as I have started to see alittle more buyer activity this month versus last month.

Todd

The pinch of short sales is hitting all over America, and it is sad to see what is happening to many innocent families.

Sincerely

Todd, it's amazing you are just NOW seeing this flood of short sales. We've been seeing this market for at least a year. Does that mean we're almost at the end? I hope...;-)

Tom - It certainly is and at this point there seems to be nothing we can do to stop it.

Teri - We have been seeing them, but they were more in line with the price of the other homes, now they are starting to drop the prices as these homes get closer and closer to their auction dates.

Paul - If you want me to send you the table that I use so you can set yours up the same way, I gladly will.
